This report is for the period of July 1, 2008 through July31, 2008

During this period the Code Compliance Department field investigated the following:

Field Investigations include initial observation, follow-ups, surveillance and monitoring for underage and other non-compliance of our governing documents. 159 Miscellaneous Files were opened and 97 Miscellaneous Files were closed (miscellaneous files are files initiated prior to a Violation file being opened and an Internal Dispute Resolution Letter being issued). 52 were referred for opening of a Violation File. 29 Violations were closed this period. 5 violations were referred for a Violation Hearing Committee meeting (a VHC is composed of members of the BOD & the Code Compliance Manager who meet with the owner in violation).

 0 cases were referred to our Attorney.

*Escrows= prop status/landscaping/storage sheds/fences&hedges/prop cond.

151 2 week Courtesy Warning Tag Letters were sent for potential violations (property condition, landscaping, storage /yard areas, fences, pets, motor vehicles, etc.)

0 Vehicles were towed from our parking lots during this time period.

8 cases were referred to Riverside County Code Enforcement; they were:

Excessive Garage/Yard Sales        1

Inoperable Vehicles:             3

Junkyard:                                            1

Un-permitted Construction               1

Homeless                                           0

Property Condition                            0

Farm Animals                                    1

Living in RV                                       1

As of 7/31/2008 we had 67 Open Violation Files on hand, they include:

41              Landscaping                                      (trees/weeds/bushes, etc.)

6                Storage & Yard Areas                      (Carport/yard used for storage)

3                Storage or Temporary Structure     (New shed or temporary structure)

7                Motor/Recreational Vehicles           (Inoperable or stored Boat/MV/RV’s)

3                Senior Community Restrictions     (Underage)

7                Age Verifications                             (Age Verif / Occ. Reverif. Forms)

0                Property Condition                           (Paint, roof, etc)                     

Most Violation Files include multiple violations.

As of 7/31/2008, we had 171 Miscellaneous Files on hand, 67 of which have gone to violation as listed above.
